Right now, the broad market data suggests it is generally harder to sell a home in Malibu than in Santa Barbara, and Erik Gladish of Gladish Real Estate Group can help coastal sellers understand how those differences affect pricing and marketing. The comparison matters because both markets include unique luxury properties where citywide averages only tell part of the story.
Recent 2026 data shows Malibu homes taking considerably longer to sell. Redfin reports Malibu homes selling in about 77 days, with the average property selling around 6% below list price. Realtor.com also reported a 71-day median market time in June. By comparison, Redfin reported Santa Barbara homes selling in about 36 days. Zillow’s July data showed Santa Barbara homes going pending in around 21 days.
That does not mean every Santa Barbara property is easier to sell. Malibu’s median prices are substantially higher, and individual beachfront, bluff-top, architectural, and estate properties can have a much smaller buyer pool. In both markets, an unusual luxury property needs to be evaluated based on its location, condition, views, lifestyle, competition, and likely buyer rather than relying only on citywide statistics.
Erik Gladish specializes in seller representation and high-value coastal real estate between Malibu, Ventura, and Santa Barbara. His approach combines careful positioning, professional visual marketing, targeted buyer outreach, and seller-focused negotiation.
For a coastal seller deciding how aggressive to be on price, Malibu currently appears to require more patience than Santa Barbara, but the right strategy should always be built around the individual property rather than the city average.
