Does the real estate agent influence that appraisal?
No — and it shouldn't. The appraisal supporting a charitable deduction needs to be conducted independently by the donor's chosen qualified appraiser. An agent's role is limited to coordinating property access and transaction timing so the appraisal process isn't delayed or disrupted by the sale.

Does a failed escrow hurt the property's marketability?
It can, if it's not managed carefully — repeat listings can raise buyer questions. Framing why a prior deal didn't close (financing vs. property issues) matters when going back to market.

Why does a property sale need to work around an appraisal for a tax deduction?
When a donor contributes real estate to a charitable trust, they typically need a qualified, independent appraisal to support the value of their charitable deduction. That appraisal has to be conducted properly and independently — it isn't the same as a lender's appraisal for a purchase loan.
